Three king bedrooms and two full baths on this floor, each room plaster-walled and quiet, one with a picture window straight onto the river. The spa bath has a microcement soaking tub and unlacquered brass. Step outside and the hot tub, sauna, and fire bowl are right there on the bluff.

A proper Finnish-style cedar sauna, its own small building at the edge of the bluff with a Harvia tower heater and picture windows into the trees. Six people fit on the two tiers. The walk from the sauna to the hot tub, river below, is the ritual guests write about.

A dedicated theater: projector, big screen, surround sound, and two rows of leather recliners under fiber-lit ceiling lines. An arcade with classic games next door, and a fourth king bedroom with its own full bath. The floor the kids take over, or the one you retreat to when you want a little distance.

Janesville sits at the intersection of I-90 and I-39, easy from anywhere in the upper Midwest. Rotary Botanical Gardens is 15 minutes away, New Glarus Brewing 35, Madison's State Street and the Union Terrace 45. Lake Geneva is 50 minutes east when you want lake-town energy without the crowds.

The guest of record must be 25 or older and present for the stay. No smoking anywhere on the property. No pets. No outside guests beyond your reserved party. Maximum 10 guests. Families and friend groups are welcome; parties and events are not. A short rental agreement covering these rules is signed at booking.
Locked storage closets, the garage, and the river access stairs. Every other space, inside and out, is yours.
A lawn service visits on weekdays, usually Wednesday, timing depending on weather.
A $750 refundable security deposit applies to every stay. It is a hold placed a couple of days before check-in through your guest portal and released automatically two days after checkout. Guests are also covered by identity verification and damage protection at booking, so the whole thing is invisible unless something breaks.
Optional trip protection is available for every stay, covering cancellation, interruption, illness, and travel delays, with a cancel-for-any-reason upgrade. After you book, the option appears in your guest portal and can be added any time up to 24 hours before check-in.
Free cancellation up to 30 days before check-in, with a full refund. Between 30 and 7 days before check-in, 50% refund. Inside 7 days the stay is non-refundable, though if we re-book your nights we'll refund what we recover, and trip insurance (above) can cover the rest.
